房地产企业自营物业公司共同发展初探
【摘 要】房地产是我国主要的经济产业之一。受到许多客观因素影响，我国现阶段房地产开发企业的发展进入了瓶颈阶段。论文简单介绍了物业管理对于房地产开发的重要性，通过分析房地产企业自营物业公司发展面临的困境，对其共同发展的具体途径进行了深入研究，以期进一步提高我国房地产企业的发展水平。通过开设物业管理公司，增强企业的风险应对能力，提高市场竞争力，从而促进整个房地产行业的飞速、健康发展。
【Abstract】Real estate is one of the main economic industries in China. Influenced by many objective factors， the development of real estate enterprises in China is in a bottleneck stage. This article simply introduces the importance of property management for real estate development， through the analysis of the difficulties facing in the development of the real estate enterprises proprietary property company， deeply analyzes the specific measures of joint development， in order to further improve the level of the development of real estate enterprises in China. By opening a property management company， to enhance its own risk response ability， improve the market competitiveness of real estate enterprises， and promote the rapid and healthy development of the whole real estate industry.

1 引言
作为近年来发展速度相对较快的行业，目前我国大部分大中型房地产企业，为了稳定企业发展，提高企业的抗风险能力，基本上均下设了物业管理公司。但是，就物业管理公司对房地产企业项目开发之后的管理效用发挥，仍然存在着许多问题，极大地限制了房地产企业与物业管理公司的共同发展。为此，必须就如何促进房地产企业与物业管理公司的共同发展进行探讨，以期实现二者的相互促进，相互提高，进而全面提高我国房地产行业的发展水平，为我国经济的高速...
