房地产企业创新融资策略研究
摘要：近年来，中国房地产业发展迅速，一直处于国民经济的支柱地位。随着一系列调控政策的出台，使资金主要来自银行的房地产企业面临资金不足的困难，因此帮助房地产企业扩展新的融资渠道是首要问题。现以权衡理论等为基础，全面采用文献研究和规范研究方法，总结目前我国房地产企业融资的现状以及存在的许多问题。对此提出了商业物业抵押贷款；充分运用政策性融资；资产证券化融资；上市融资等创新融资策略。

Research on Innovative Financing Strategy of Real Estate Enterprises

Abstract： In recent years， China"s real estate industry has developed rapidly and has been in the pillar position of the national economy. With the introduction of a series of regulatory policies， real estate enterprises with major banks are facing the difficulty of insufficient funds. Therefore， it is the first problem to help real estate enterprises expand new financing channels. Only in this way can the real estate industry continue to develop. Based on the theme of real estate financing and trade-off theory， literature research and standardized research methods are adopted comprehensively. This paper summarizes the current situation and many problems of real estate financing in China， and points out that China"s real estate financing is facing the problems of single financing channel and ueasonable capital structure. On this basis， the causes of the problems are analyzed， and innovative financing strategies are put forward to promote the sustainable and stable development of the real estate industry.
